How to Find Faulty Insulation in Commercial Properties

Faulty insulation can lead to a host of issues in commercial buildings, from high energy bills to poor indoor air quality and beyond. However, it can be difficult to tell the difference between effective and ineffective insulation – especially in warehouses, offices and other commercial structures. Read on for three ways to detect defective insulation on your commercial property.

  1. Inspect for drafts.

As a property manager or building owner, you may have received word of drafty areas in your commercial building, and air leaks of any kind are a sign of faulty insulation. Perform a visual inspection of exterior corners, electrical outlets, switch plates, door and window frames and other areas where cracks and gaps could cause air leaks.

  1. Look for water damage.

Ponding water, clogged drains, roofing membrane damage and other roof problems can cause serious water damage to your commercial insulation, creating gaps and holes that allow warm or cool air to escape. If left untreated, water-damaged insulation may also lead to mold issues and other costly repairs down the road. Make sure to check for common signs of water damage, like staining, discoloration and sagging of your insulation.

  1. Address rodent infestations.

Rats, mice, squirrels and raccoons all pose potential problems to your commercial insulation. As you inspect your property, look for signs of a rodent infestation, including droppings, nesting material and foul odors. Besides chewing on wires and posing health risks, these pests can cause significant damage to insulation, reducing its R-value and increasing your commercial energy bills.
