Two surfaces needed insulating in this Torrance job: 1,551 sq ft of attic and 97 sq ft of wall. The old grey loose-fill and the old wall batts came out, the deck was cleaned and sanitized, gaps were foamed shut along the framing, and the attic got R-38 batts and R-38 blown-in, with R-19 16in batts in the walls.

The challenge
Grey loose-fill under a web of wiring
The attic floor was covered in old grey loose-fill, with wiring and cables running across it in every direction, and the wall framing held older yellow batts.
All of it had to come out before anything new went in. With the deck bare, the crew could vacuum it, apply OdoBan, seal the gaps and entry points, and only then insulate.

Protective floor barriers and dust-barrier tunnels set through the work path before any material was moved, so the rest of the house stayed clean.
Remove the old insulation
The existing insulation taken out with a heavy-duty vacuum, down to a clear, bare surface.
Clean and sanitize
Debris vacuumed from hard surfaces, then OdoBan sanitation applied to neutralize odors and bacteria.
Seal and rodent-proof
Entry points closed with wire mesh, polyurethane foam and cement, with two to four indicator traps left as a check. Gaps around fixtures, piping, wiring and vents air-sealed in the same pass.
New insulation
New R-38 16in Fiberglass Batts and R-38 Blown and R-19 16in in the walls installed, on a clean, sealed surface rather than on top of the old layer.

The attic finished with the old material removed, the deck cleaned and sanitized, polyurethane foam along the plates and around pipe penetrations, entry points closed with wire mesh, foam and cement, R-38 16in batts and R-38 blown-in across 1,551 sq ft, and R-19 16in batts in 97 sq ft of wall.
