The challenge
Debris in the attic, bare soil underneath
The attic’s old insulation was broken up and mixed with debris, with ducts snaking through it. In Burbank’s summer heat, a layer in that condition barely slows the heat coming down.
Underneath, the crawl space had bare soil, dust and debris. Soil moisture rises into the house from there, so sealing it off was part of the same project.

Remove the old insulation
The existing insulation taken out with a heavy-duty vacuum, down to bare joists and a clear deck.
Clean and sanitize
Droppings, nests and debris vacuumed out, then OdoBan sanitation applied to neutralize odors and bacteria.
Seal and rodent-proof
Entry points closed with wire mesh, polyurethane foam and cement, with two to four indicator traps left as a check. Gaps around fixtures, piping, wiring and vents air-sealed in the same pass.
New insulation
New R-38 16in Fiberglass Batts installed, on a clean, sealed deck rather than on top of the old layer.
Crawl space and vapor barrier
Crawl space cleaned: droppings, nests and debris vacuumed from hard surfaces with sanitation. Then a new reinforced vapor and moisture barrier laid over the soil and sealed at the piers and perimeter.
The result
Attic and crawl space, both rebuilt
Upstairs, the old insulation came out, the attic was cleaned and sanitized, gaps were foam-sealed, and new R-38 16in batts went in. Downstairs, the crawl space was cleaned and sanitized and a new reinforced vapor barrier was laid over the soil and sealed at the piers and perimeter.
