Completed on New Year’s Eve 2025 in Sherman Oaks. The old pink insulation had been torn up and contaminated, with dark patches where rodents had nested. By the end, 1,300 sq ft had been cleared and sanitized, the gable vents were meshed and foamed shut to rodents, and new R-38 16in batts lay across the attic.

The challenge
Torn, contaminated insulation under a busy duct run
The old layer was pulled apart and matted, with darkened, contaminated sections where rodents had been living in it. Ducts running across the attic made the mess harder to reach and harder to clean around.
In a hot San Fernando Valley attic that insulation was doing little for the house. The only fix that holds is the full sequence: remove, clean and sanitize, seal, then insulate.

What the crew did, in order
Prep and protection
Protective floor barriers and dust-barrier tunnels set through the work path before any material was moved, so the rest of the house stayed clean.
Remove the old insulation
The existing insulation taken out with a heavy-duty vacuum across 1,300 sq ft, down to bare joists and a clear deck.
Clean and sanitize
Droppings, nests and debris vacuumed out, then OdoBan sanitation applied to neutralize odors and bacteria.
Seal and rodent-proof
Entry points closed with wire mesh, polyurethane foam and cement, with two to four indicator traps left as a check. Gaps around fixtures, piping, wiring and vents air-sealed in the same pass.
New insulation
New R-38 16in Fiberglass Batts installed across 1,300 sq ft, on a clean, sealed deck rather than on top of the old layer.
