The challenge
Two kinds of old insulation to clear before anything new
The before photos show old white loose-fill spread across the joists and piled around the duct runs, with matted brown batts in other sections. The job record lists rodent waste, droppings and nests among the material to clear, but does not record how much activity the crew found.
Laying new batts over the top would have sealed all of that in. So the attic was emptied to the deck first, which also exposed the gaps around fixtures, wiring and vents that needed sealing before any insulation went back in.

Remove the old insulation

Clean and sanitize
Debris vacuumed from hard surfaces, then OdoBan sanitation applied to neutralize odors and bacteria.
Seal and rodent-proof
Entry points closed with wire mesh, polyurethane foam and cement, with two to four indicator traps left as a check. Gaps around fixtures, piping, wiring and vents air-sealed in the same pass.
New insulation
New R-38 16in Fiberglass Batts installed across 1,560 sq ft, on a clean, sealed surface rather than on top of the old layer.
