The challenge
Severe rodent activity in the attic, walls and crawl space
Heavy rodent waste, droppings and nests ran through the old material. The attic batts were torn apart and scattered, the wall batts were stained dark and sagging off the studs, and in the crawl space old insulation had dropped onto the soil.
With contamination in all three areas, the fix had to cover all three, in order: remove, clean and sanitize, seal, and only then insulate.

Prep and protection
Protective barriers laid through the work path before any material was moved, so the rest of the house stayed clean.
Remove the old insulation
The existing insulation taken out with a heavy-duty vacuum, down to a clear, bare surface.
Clean and sanitize
Heavy rodent waste, droppings and nests vacuumed out, then OdoBan sanitation applied to neutralize odors, pheromones and bacteria.
Seal and rodent-proof
Entry points closed with wire mesh, polyurethane foam and cement, with two to four indicator traps left as a check. Gaps around fixtures, piping, wiring and vents air-sealed in the same pass.
New insulation
New R-38 16in Fiberglass Batts in the attic and R-13 Fiberglass Batts in the walls installed, on a clean, sealed surface rather than on top of the old layer.
Crawl space
Crawl space cleaned and insulated to the same standard as the attic.

The old insulation came out of every area, droppings and nests were vacuumed out and OdoBan applied, openings were closed with wire mesh and foam, gaps along the framing and around fixtures were air-sealed, and new R-38 16in batts went into the attic and R-13 batts into the walls. The crawl space was cleaned and insulated too.
