Two layers of change in one Palo Alto attic: underfoot, the old loose-fill and scattered wood debris gave way to new R-38 batts across 1,134 sq ft; overhead, 456 sq ft of radiant barrier now lines the underside of the roof deck. In between, the openings were sealed with mesh and foam.

The challenge
Old loose-fill, debris, and heat from the roof
The old insulation was loose-fill with wood scraps and debris spread through it. It had to come out before the attic could be cleaned, sanitized and sealed.
The roof was the other issue. Insulation on the floor slows heat moving into the rooms, but it does nothing about the radiant heat the roof deck throws down into the attic. That called for a radiant barrier.

Prep and protection
Floor protection and dust barriers set at the access point before any material was moved, so the rest of the house stayed clean.
Remove the old insulation
The existing insulation taken out with a heavy-duty vacuum, down to a clear, bare surface.
Clean and sanitize
Debris vacuumed from hard surfaces, then OdoBan sanitation applied to neutralize odors and bacteria.
Seal and rodent-proof
Entry points closed with wire mesh, polyurethane foam and cement, with two to four indicator traps left as a check. Gaps around fixtures, piping, wiring and vents air-sealed in the same pass.
Radiant barrier
A radiant barrier fitted to the underside of the roof deck to block radiant heat gain.
New insulation
New R-38 16in Fiberglass Batts and Attic Guard R-13 installed, on a clean, sealed surface rather than on top of the old layer.

The old insulation came out with a heavy-duty vacuum, the attic was sanitized with OdoBan, openings were closed with wire mesh, polyurethane foam and cement, gaps around fixtures, piping and wiring were air-sealed, new R-38 16in batts and Attic Guard R-13 were installed, and a radiant barrier was fitted to the underside of the roof deck.
