Bare lath and joists were the halfway point in this 1,300 sq ft Oakland attic. The challenge
An attic to take back to the lath
The old insulation in this attic had to come out in full. The cleared-deck photos show what sat under it: wood lath with plaster pressed between the strips, directly over the rooms below.
That ceiling, and the gaps along the framing at the edges, are why the order mattered: clean first, seal with foam and mesh, and only then lay the new batts over a sealed floor.

Clean and sanitize
Debris vacuumed from hard surfaces, then OdoBan sanitation applied to neutralize odors and bacteria.
Seal and rodent-proof
Entry points closed with wire mesh, polyurethane foam and cement, with two to four indicator traps left as a check. Gaps around fixtures, piping, wiring and vents air-sealed in the same pass.
New insulation
New R-38 16in Fiberglass Batts installed across 1,300 sq ft, on a clean, sealed surface rather than on top of the old layer.
