Completed project · Milpitas, CA 95035 · August 2026
It started with a free inspection. 922 attic + 276 crawl space sq ft of Milpitas attic and crawl space, taken back to bare joists and rebuilt. New R-38 24in Fiberglass Batts installed on a stripped, sealed deck. Plus R-19 in the crawl space. Also: a gable fan, a crawl space vapor barrier.

The challenge
An attic and crawl space below current standard
No rodent activity in this Milpitas attic and crawl space. The work was about performance — bringing the space up to where it should be.
A crawl space carries the same problem as an attic and gets looked at half as often — it was brought into the same scope of work.

The service
What the crew did, in order
Prep and containment
Protective floor and dust barriers set through the work path before anything was opened, so the work stayed inside the attic and crawl space and out of the rest of the home.
Remove the old insulation
The existing insulation layer taken out with a heavy-duty vacuum across 922 attic + 276 crawl space sq ft, leaving bare joists and a clear view of the deck.
Clean and sanitize
Rodent waste, droppings and nesting material vacuumed out, then the surfaces treated with OdoBan sanitation to clear odor, bacteria and the scent trails that draw rodents back.
Air sealing
Gaps and cracks around fixtures, piping, wiring and vents sealed to stop conditioned air escaping into the attic.
Air ducts
2 duct runs replaced with new flexible R6 ducts, installed to code at matching diameters.
Vapor barrier
A new vapor barrier laid across the crawl space ground to keep ground moisture out of the structure above it.
The result
922 attic + 276 crawl space sq ft brought up to standard
The attic and crawl space is back to current standard, insulated in R-38 24in Fiberglass Batts. The scope also covered R-19 to the crawl space.

Questions homeowners ask
Attic and crawl space work in Milpitas, answered
Should this attic have had insulation added instead of replaced?
Where a layer is clean and still at its rated R-value, adding over it is the cheaper and correct call. Replacement is for layers that have settled, been contaminated, or fallen below code. Here is how to tell which you have: cleaning versus full replacement.
Why does the crawl space matter as much as the attic?
A crawl space sits under the living space and shares its air, so contamination and open entry points down there reach the rooms above just as attic problems do — and it gets inspected far less often. The sequence matters as much as the work: why the order matters in a crawl space.
How do I know when air ducts need replacing rather than cleaning?
Flexible ducting has a service life. Once the inner liner has torn or the insulation around a run has broken down, cleaning does not restore it — conditioned air keeps escaping into the attic. At that point replacing the run is the fix. More: air duct questions answered.
